What makes a home sell? Price, Location, Condition and Marketing. You cannot change your location so you can control price and condition. If the location is not optimal you may have to lower the price to compensate. If the condition needs some attention, take care of that before you put it on the market. Once it is on the market your best buyer will look at the home first....make sure there are no condition issue's that will jump out at them right away and cause them to mark it off their list. Is there a condition that isn't worth the fix to you? Then you must lower the price to compensate.
So how does marketing effect your sale? The realtor needs to have your home available to every buyer possible. Your property needs to be on all real estate internet outlets, it should have the best possible photos and try something unique like possibly a billboard or a video for social media featuring your home and information about the area. Choose an experienced realtor and ask for references.
